Autumnwood HOA Frequently Asked Questions
1. Does Autumnwood have a managing company and how can I contact them?
Yes, the Autumnwood Homeowner's Association utilizes M2 Management to assist them in property management. M2 Management is located at 455 Pearl Road Brunswick 44212 and can be reached by calling 330.220.1100. You can send an email to info@m2mgmt.com or use the "Contact Us" tab.
2. How much are annual dues and when are they due?
Annual dues are $330 per household, including those in Lifestyles. Annual dues are due January 1st of every year and are considered late after March 15th. Accounts with a balance due after March 15th will be subject to a late fee of $75.00 per the collection policy. In addition, the governing documents require that interest be charged for all late accounts. Interest will be applied to your late fee. Dues can be mailed to Autumnwood HOA, c/o M2 Management, PO Box 2548 Secaucus, NJ 07096 or they can be paid online via "Pay Assessments" tab.
3. I want to perform some type of property improvement (fencing, deck, patio, driveway extension, etc). Do I need approval from the Board?
Yes. All requests for property improvement must be submitted to M2 Management for Board review and approval prior to the start of your project. The request to M2 Management should include as much information about your improvement as possible, including photos of product that you will be using, and your property plot with the area of improvement designated on it. You may also need to pull a permit with the Township prior to moving forward with your home improvement project. The contact number for the Township Zoning Office to inquire about a permit is 330-225-3781.

Fences: Standard chain link or other metal fences are not permitted. Fences may only be erected in the rear yard. Perimeter fencing is permitted if they are three rail wood split rail not to exceed five (5) feet in height or white PVC picket fencing not to exceed four (4) feet in height. Other decorative fencing options will be reviewed by the Board in order to consider the visual impact on surrounding lots.
For Lifestyle, privacy fences shall not exceed six (6) feet and can only be installed, with Board Approval, in the area immediately adjacent to a patio or deck.
Sheds: Such structures should not exceed 120 square feet in size. No structure shall be located within ten (10) feet of the property line. No structure shall exceed ten (10) feet in height.
4. My mailbox needs repair or painted. Can I do this on my own? Who do I contact if my mailbox needs to be replaced?
Yes. For minor repairs and painting, you may do the work yourself as long as you maintain the consistency of the look with the other mailboxes in Autumnwood in accordance with our governing documents. You can call M2 Management for advice on who to contactfor a replacement mailbox. Please remember that all new mailboxes need Board approval before they are installed.
5. Can I install a permanent basketball hoop?
Please refer to the revised Guidelines effective January 1, 2019. These can be found on the Documents page under Governing Documents and Rules.
6. Can I install a pool?
All pools, hot tubs and spas must have prior approval from the Board and obtain a permit from the Township and must comply with the Design Guidelines. All pools must be in-ground and must be located in the rear of the yard at least ten (10) feet from any property line. Privacy fencing or other such adequate screening as approved by the Board is required. No above ground pools are permitted.
There are no pools (in-ground or above ground) permitted in the Lifestyles section of Autumnwood. Small "kiddie" pools may be used in your rear yard only as long as they are not in place for more than seventy-two (72) consecutive hours.
7. How early can I put my trash out?
Trash containers are not permitted to remain in public view except on days of trash collection.
